Definatly dry eyes, I'd be really careful to keep tabs on it as untreated it can damage your eyesight.
Eyes tend to dry out when you sleep so I suggest using a dry eye drop before bed and see if that helps but be careful as I have found I'm allergic to some ingredients in drops and if you have more swelling stop using them.
My dry eye used to be similar to yours but now it's chronic esp in my left eye and have little relief from it now even with treatment and supplements.
I'm not 100% sure what caused mine but be very wary about what you put in them as I know antihistamines can make it worse, this includes oral and drops.
